Renting from Grosvenor

Moving into a new property, particularly if it’s not in your home country, can be complicated. The team at Grosvenor does everything it possibly can to make the whole process straightforward and stress free.

The guide below should answer many of the questions you have, but if you need any help or have any other questions, please contact us.

Financial, legal and insurance

Before you rent one of our properties we will need to confirm your details. The verification procedure is discreet and confidential and we will ensure that this is a quick and efficient process.

The Tenancy Agreement you sign is a legal agreement between you and Grosvenor.  It will include the terms and conditions of the arrangement between us, which we will have agreed together before we both sign the document.

As security against damage, you will need to pay a deposit of an amount equivalent to six weeks' rent.  This sum must be paid in full and cleared before the start date of a new tenancy.
The rent you pay does not include telephone, water, gas, electricity and council tax. You need to pay all of these but we’ll provide details of the various companies. First rental payments must have been cleared on, or before, the start date of a new tenancy.

If you need to pay Stamp Duty, you will need to send your signed counterpart Tenancy Agreement with payment to the Inland Revenue within 30 days from the start date. Further information on duty payable can be obtained here. (link to http://www.inlandrevenue.gov.uk/.)

We insure your property and any of our furnishings that are in it.  All you will need to do is arrange to insure your own personal contents.  We will be happy to help you with this.
Grosvenor has full Public Liability Insurance.

Settling In

On the day you move one of our Property Managers will meet you at the property to welcome you into your new home.
Gas, electricity and water services need to be transferred to your name at the start of a new tenancy. You must ensure that each utility company has your correct details and you are responsible for the bills.

The council tax authority is automatically informed when you rent a property from us. It is your responsibility to ensure your council tax is paid.

You are responsible for transferring the telephone line into your name at the start of a new tenancy by contacting BT on Freephone 150.

What will be in your home?

A schedule of condition of the property and an inventory of the contents will be drawn up for your approval before you move in. We pay for an independent check of the original inventory when you move in. You pay for a further check when you leave.

Your property will have a “Resident’s Pack” in it to welcome you to you new home. It will contain all the manuals and guidance you need to settle in.

Every property with gas appliances will have an annual gas safety test and a valid certificate will be provided to you in your resident’s pack. Where the property has lifts or air conditioning plants, full maintenance and insurance certificates are in place.

Linen, towels and kitchen ware are not usually provided in our furnished properties. However this can be arranged by separate negotiation should you require.

Television sets are not normally provided in our properties and you’ll need to pay television licence fees for any televisions in the premises during your tenancy.

Animals are not normally allowed in our properties. If you would like to keep a pet, you’ll need to get our permission but it won’t be unreasonably withheld. 

When you leave

Your Property Manager will contact you before you are due to leave to arrange a convenient time for your check out.

We ask all of our tenants to arrange a professional clean of the property before they leave. We can either organise this for you or put you in touch with a suitable company.

An independent check-out clerk will go through a check-out list with you, reviewing the inventory created at the start of your occupancy and agreeing any repairs or replacements needed.

Provided there is no damage to the property, we aim to release your deposit as soon as possible, ideally within 14 days. Grosvenor belongs to the Deposit Protection Service. Find out more information about the service here. ( link to http://www.depositprotection.com/)
